We focused on the experience of residents and students in our design inputs to front door identity and defensible space for ground floor units, through entrance sequences, and into the open communal spaces. The residential garden is a sheltered south facing space for relaxing, socialising and play. The team balanced amenity uses while enhancing environmental benefits and biodiversity net-gain. Natural play, level changes and permeable surfaces were integrated into the planning proposals. The garden creates a green outlook for residents along with a shared space to build community. The student courtyard features woodland planting, offering views of trees at upper floors as well as gathering space beneath the canopy. A dense green buffer extends along the site’s southern boundary to maximise biodiversity and privacy, with additional trees and species-rich grassland.

Context Office contributed to design decisions, the development narrative, pre-application process, final reports and packages. The proposals were granted planning permission by the London Borough of Camden and construction began in 2026.
